Cam FletcherHigh performance luxury cottage on Georgian Bay, built by Kiwi Newton in 2023 using the Kiwi Condo System. The structure is a precast foundation with precast above-grade walls, prestressed roof plates, and an overframed butterfly roof. The home is heated and cooled with a geothermal heat pump, with power supplied by a 40 kW roof-mounted solar array, battery storage, and a backup diesel generator. Building automation is managed through Savant. All siding, soffit, and interior wood features were crafted from Eastern White Cedar harvested and milled on site. Many intricate details in the build, with more to be highlighted in future posts. I functioned as the Site Superintendent.

There are a few benefits of a precast foundations, mostly speed of install with less on-site labour. This project we used a sandwich wall (4” smooth concrete exterior wythe, 5” insulation, 8” structural wythe), so the outside of the foundation is already finished. It also allowed continuous 5” insulation from the footing to the roof once the walls above were installed.
